Current Responsibilities
Ms. Swiatkowski is a Vice President of Jones Lang LaSalle’s Transaction Team of the New York Operations Group. She is responsible for the development and implementation of real estate solutions that include acquisitions, dispositions and general portfolio management by utilizing strategic, financial and negotiating skills for a variety of the firm’s corporate clients.
Experience
Ms. Swiatkowski has over thirty years experience representing commercial real estate clients both as a licensed real estate and as a corporate real estate executive. She was worked with corporate clients in a wide variety of industries on assignments such as relocations, dispositions, expansions, renewals and strategic planning.
In her current role, Ms. Swiatkowski is part of the Transaction Team that manages the strategic alliance relationship for HSBC Bank USA, National Association and has previously worked on the strategic alliance relationships for Bank of America, N.A.; Sprint Nextel and Sun Microsystems, Inc.
Before transferring over to the Transaction Team, Ms. Swiatkowski was with Leasing and Management Group as the General Manager of 130 Fifth Avenue, a midtown south office building and had successfully completed the implementation of a masonry façade and structural steel remediation and roof replacement programs, as well as, ongoing building operations. On behalf of the Ownership of 180 Water Street, she was responsible for the seamless start-up and completion of base year operations of the The City of New York’s Human Resources Administration Headquarters’ facility.
Positions
Prior to joining Jones Lang LaSalle, Ms. Swiatkowski held various real estate positions at Time Warner Inc. and its predecessor, Warner Communications Inc., from 1974 to 1998. During her tenure with Time Warner, Ms. Swiatkowski negotiated a 560,000 square foot net lease for Time Warner’s corporate headquarters in Rockefeller Center with a 21-year term at an aggregate base rent in excess of $130 million. She also managed the subleasing program at the corporate headquarters, which included the negotiation of retail and office tenant leases with an aggregate base rent in excess of $39 million and implemented and monitored a $13 million capital improvement project at the corporate headquarters. During her tenure at Time Warner, Ms. Swiatkowski negotiated over 200 headquarters, regional and sales offices; manufacturing distribution and recording facilities for various Time Warner subsidiaries and divisions.
Education and Affiliations
Ms. Swiatkowski has attended New York University, Real Estate Institute and is a licensed New York State Real Estate Broker. She is a member of CoreNet Global, a leading real estate organization. She was elected to the position of Secretary, Board of Directors of the New York City Chapter of CoreNet in May 2007, and continues to be a member of the Sponsorship Committee. She had also served as Co-Chair for the 2005 and 2006 CoreNet New York City Chapter Annual Dinner. Ms. Swiatkowski is a recipient of the Time Warner Andrew Heiskell Award for Community Service.
Ms. Swiatkowski has been an active member of the Girl Scout Council of Greater New York since 1980. She is a Founding Member of the following: Juliette Low Birthplace Circle of Friends; Dream Builder Society of GSCGNY and the Juliette Low Society of GSCGNY. Ms. Swiatkowski is a recipient of numerous Girl Scout Volunteer recognitions including The Thanks Badge and was recently (April 2007) recognized by her peers and Council with The Thanks II Badge. She holds many volunteer positions with the Girl Scout Council of Greater New York including Troop Leader, Council Trainer; Camp Site Director, Chair of the Volunteer Recognition Committee, Chair of the Women of Distinction Breakfast for 2006 and 2007 and Member of The Board of Directors for Girl Scout Council of Greater New York.
